KATHMANDU, July 14 : Kathmandu Metropolitan City (KMC) has fixed the land value rates for the fiscal year 2025/26, setting Rs 5 million per aana as the price for plots along key roads and prime areas.
According to the city’s newly published Economic Act, land in areas such as Durbar Marg, Putalisadak, Singha Durbar, Ratnapark, and surrounding vicinities has been valued the highest at Rs 5 million per aana.

The city has revised land values to establish a transparent basis for property tax calculation.
The areas where this top rate applies include plots connected to roads in Hanuman Dhoka, New Road, Keshar Mahal–Thamel–Chhetrapati, Ason–Bhotahity, Maitighar–Singha Durbar–Putalisadak, DurbarMarg–Ghantaghar, Ranipokhari–Bir Hospital–Tripureshwar, Ratnapark–Sahid Gate–Sundhara, and Bhadrakali–Singha Durbar routes.
Officials from the metropolis stated that this valuation aims to bring clarity and fairness in property tax assessments across these high-value urban zones.
